PROPERTY REFURBISHMENT AND RENOVATION
Lane Associates Ltd are specialists in the renovation, refurbishment and modernisation of complete properties. Most of the building works are undertaken using Lane Associates Ltd own staff, however, we also employ approved and trusted sub-contractors on an 'as required' basis.
Lane Associates Ltd undertake to ensure that all Health and Safety requirements are met, and that the local Inspector of Buildings is consulted as necessary. |

Lane Associates Ltd are able to provide you with a complete Project Management service, whereby we will undertake to oversee all aspects of the work, including, but not restricted to, planning approvals, sourcing of tradesmen and materials, and overseeing the works through to completion.
The benefit of this service is that it offers you a single point of contact, and takes away the stress associated with co-ordinating and organising a variety of tradespeople. |
| SITE VISIT |
ACCOMPANYING CLIENTS ON INITIAL VISIT
Lane Associates Ltd are able to accompany you on initial property viewings to give an objective view of the state of the property and an indication of the extent of any renovation work necessary.
ONGOING SITE VISITS
If contracted to perform Project Management functions, further site visits will take place in order to observe and ensure progress.

| PROJECT REPORT |
Once you have made your property purchase, Lane Associates Ltd can supply you with a full and detailed Project Report. This will outline the general state of the property and detail any renovation work required.

| PROJECT PLANNING |
PROJECT PLAN
A full and detailed Project Plan can be drawn up to illustrate the most effective course of action necessary to achieve your objectives, along with the associated costs.
The plan is based on a 'Critical Path' time frame and will show all major and minor milestones, along with target dates and details of any obligatory permit applications required.
Our aim is to give you as much information as possible in this early stage of your project so that you are fully aware, at the outset, of the level of involvement of all parties.
SOURCING OF TRADESMEN
In order to create the Project plan it will be necessary to identify the availability of local tradesmen, and to obtain quotations for your approval.
All contracts for work to be undertaken will be between you and the tradesperson, and it is important to ensure that only suitably qualified tradesmen should be engaged. |

APPOINTMENT OF TRADESMEN

Lane Associates Ltd will carry out all subsequent communications with your Tradesmen. Our aim will be to establish their availability in line with the Project Plan, and to ensure that deadlines are understood and met.
ORDERING OF MATERIALS
Lane Associates will place materials orders on your behalf and ensure delivery is in line with the Project Plan and its deadlines.
PROJECT MANAGEMENT
Liaison with Tradesmen
Lane Associates Ltd will carry out all subsequent communications with your Tradesmen. Our aim will be to establish their availability in line with the Project Plan, and to ensure that deadlines are understood and met.
Resolution of Issues
Lane Associates Ltd will deal with all issues arising during the term of the Project. Should any problems occur we will endeavour to resolve them in line with the scope of the project or, should your consultation be required, we will act as intermediary between you and your Tradesman.
Ongoing Site Visits
Lane Associates Ltd will carry out regular site visits (highlighted on the original Project Plan) in order to ensure the smooth running of the project, and completion of the various phases. Although it may not be necessary, you might choose to be present during these planned visits.
On occasion, should issues arise, it might be necessary for you to visit the site in order to keep the project on track. Lane Associates Ltd will endeavour to give you as much advance notice of this as possible.
Regular Reporting to Customer
The Project Plan will identify key points at which you will receive a formal update on the progress of your project.
In addition to these updates, Lane Associates Ltd will endeavour to provide you with weekly updates either by e-mail, by telephone or in person.
HAND OVER
Final site visit
A visit by both you and Lane Associates Ltd will take place once all aspects of the project, including snagging, have been completed. At this point you will have the opportunity to carry out a final inspection of the work.
Once you are satisfied that the project has been completed in accordance with your requirements, Lane Associates Ltd will handover the final project dossier, containing all relevant documentation, including approvals, certificates, trade receipts and warranties and any other paperwork related to your project.
